Roll roofing, also known as modified rolls or mineral surfaced roofing (MSR), is an economical low-slope roofing solution.
Available in several different styles, rolled roofing isn't likely to win any aesthetic awards, but is a practical option for homeowners who want a new roof that is easy to install and provides a decade of waterproofing.
Below you'll find more information about roll roofing types and their benefits in addition to rolled roofing prices.
Roll Roofing Average Costs #
- Rolled roofing materials cost $30 to $100 per square (in roofing terms, one square is equal to 100 square feet). To cover a 1,000 square foot roof (100 squares), the total material cost might be $300 to $1,000.
- The total cost of rolled roofing installation (materials and labor) might be $1.50 to $3.00 per square foot (or $1,500 to $3,000).
- Removing and disposing of the existing roof, if recommended by the contractor and not included in the initial estimate, could add $1.00 to $2.00 per square foot to the total rolled roofing cost.
The actual roll roofing cost may vary based on your location, the materials selected, the complexity of the installation, and other factors.
An Overview of Roll Roofing #
Rolled roofing is similar in composition to the asphalt shingles that cover the majority of American homes. The main differences are that asphalt roll roofing is thinner and installed in long sheets. Best suited for low-slope roofs on sheds, garages, and barns, roll roofing can also be applied on homes, including those with steep roofs. When used on a steep roof, a double layer or roll roofing is recommended.
Types of Rolled Roofing #
While one of the primary ingredients of roll roofing is a bituminous asphalt binding agent, there are three distinct types of rolled roofing material.
- Saturated felt roll roofing has an organic felt (such as paper or wood chip) base covered in asphalt. It is primarily used as an underlayment that gives a roof system added insulation.
- Smooth finish roofing sheets, made from organic felt and soaked with asphalt for waterproofing, are thin layers typically used as underlayment or a temporary finish. One side is coated with talc to keep it from sticking when applied.
- Mineral finish rolled roofing has either a fiberglass mat or an organic felt base reinforced with asphalt. Sheets of mineral roll roofing are thicker, with talc applied on one side and rock granules on the other. They are suitable as a stand-alone roof.
Reasons to Install Roll Roofing #
The benefits of installing rolled roofing include the following:
- Low-Cost: Rolled roofing cost is one of the lowest in the industry. The price to cover a roof with roll roofing products is significantly cheaper than other materials, even asphalt shingles.
- Easy to Install: Sold in long rolls that are simply unfurled and attached to the roofing substrate, rolled roofing installation couldn't be easier. In fact, the simplicity of working with roll roofing makes it the perfect candidate for a do-it-yourself project.
- Waterproofing: Properly installed roll roofing can be expected to provide excellent protection from rainwater for around ten years.
